Buying property in Pattaya or Jomtien can be an excellent way to own a home in Thailand, but there are a few important things first-time buyers should understand.

1. Condos are the easiest option for foreigners
Foreign buyers can generally own a condominium freehold in their own name, provided the unit is within the building's Foreign Quota. Foreign ownership is limited to 49% of the condominium's total saleable area.

2. Check the Foreign Quota before paying a deposit
Always ask the condominium's management office to confirm that the specific unit is available under Foreign Quota. This confirmation is required for the ownership transfer.

3. Understand the buying costs
In addition to the purchase price, buyers should budget for transfer fees and potentially taxes or other transaction costs. The standard government transfer fee for a condominium is 2% of the official appraised value, although the allocation of costs between buyer and seller can be negotiated.

4. Use a proper legal check
Before committing, check the condominium title, ownership, outstanding fees, Foreign Quota and any restrictions on the property. Using an independent Thai property lawyer is strongly recommended, particularly for a first purchase.

5. Make sure your funds are transferred correctly Foreign buyers normally need to bring the purchase funds into Thailand from overseas in foreign currency and retain the appropriate bank documentation for the Land Department.

6. Choose the right area
Jomtien – popular for its beach, relaxed atmosphere, restaurants and strong rental demand. A good choice for buyers wanting a quieter lifestyle while remaining close to central Pattaya.

Pratumnak – more residential and generally quieter, with many established condominium developments and easy access to both Pattaya and Jomtien.

Central Pattaya – ideal for buyers wanting nightlife, shopping, restaurants and easy access to the city's main attractions.

7. Think about how you will use the property
Before buying, decide whether it is primarily for your own home, a holiday property, long-term rental or investment. This will influence the location, size, facilities and type of property that makes the most sense.
